    At this point in the process, we'll only send you notifications about listings that fit your criteria. And if you want to experience them in person, we'll get you in the door ASAP.

    Can I buy a home without selling my existing home?

    The short answer is: yes you can. However, if you're like most of our clients you will most likely need to sell in order to buy. In either case, we can help! We have helped hundreds of our clients over the years sell and buy concurrently. Most of our clients choose this route because they don't want the added stress and burden of paying two mortgages. However, some clients also understand that you might not have that added luxury in a competitive market. Let's face it. Getting an offer accepted on your new dream home is hard as is, but with the added contingency of needing to sell in order to buy might get your offer overlooked. That's why we have strategic partners that allow our clients to make offers on homes before they sell! This allows you to make the winning offer in competitive markets all while not having to deal with two mortgages.

    How long does it take th average buyer to find a home?

    On average, many buyers find a home within a few months of when they begin their search. The buyers who are able to find homes in this market are the ones who are decisive and prepared. They've made their wish list and know their deal breakers. That way when a home hits the market - they don't hesitate.

    Should I waive contingences?

    This is the million dollar question. It entirely depends on the situation, the location, the condition of the home, and how much money you're willing to put into the home after you purchase it. These are all things that an experienced agent can talk you through. In some instances, it makes sense to waive contingencies to win the home and in others, it will be a nightmare.

    Is the market going to crash?

    No, the housing market isn't going to crash. While things may seem to have slowed down with the jump in interest rates, there is still a ton of demand for housing and a very limited supply. Supply is actually more than 20% lower than it was last year, but demand is just as high. So while it feels like the market is in a flux, the market isn't going to crash because a lot of homeowners now have a lot of equity in their homes.
